Budget is one of the biggest concerns people have when they start planning a new home, renovation or extension.
And fair enough.
You want to know what the project is likely to cost, what you’re getting for that money and whether the number you’re given at the start is actually realistic.
No matter which type of project you’re taking on, the same basic rule applies:
The more you understand upfront, the fewer surprises you’re likely to have later.
Start With a Realistic Budget
One of the most important conversations we have with clients happens before any building starts.
What do you want to achieve, and what are you comfortable spending?
There’s not much point designing a new home, renovation or extension that looks great on paper but doesn’t line up with the budget you’ve actually got to work with.
Being upfront about the budget gives everyone something realistic to work towards.
It also means we can have honest conversations early if something you’re considering is likely to push the project beyond where you want it to be.
That’s a much better conversation to have at the start than halfway through construction.
Understand What’s Actually Included
Two quotes can have very different numbers at the bottom and still not be quoting the same thing.
That’s why you need to look further than the total price.
- What is included?
- What isn’t?
- What allowances have been made?
- What level of finishes, fixtures and fittings are being allowed for?
This matters whether you’re building from scratch, renovating an existing home or adding an extension.
If one quote looks significantly cheaper, there’s usually a reason. It may simply include less.
A cheaper starting price isn’t much help if you end up adding everything you expected to be included later.
Pay Attention to Allowances
Allowances are an area homeowners need to understand properly.
There will often be items where the final selection hasn’t been made when the initial pricing is prepared. An allowance may be included to give the project a realistic figure to work from.
The important part is making sure those allowances actually reflect what you’re likely to choose.
If you’ve got your eye on a particular level of flooring, tapware, appliances or finishes, but the allowance is based on something much cheaper, you’re already creating the potential for the budget to move.
Ask the questions early.
It’s your money, and you should understand where it’s being allowed for.
Changes During the Project Add Up
Changing your mind is sometimes unavoidable.
You might see something during construction and realise you’d prefer it done differently. That’s part of building.
But changes can affect both cost and time.
Moving something that was already planned, ordered or built is very different to making that decision while everything is still on paper.
That’s why we like to work through as much detail as possible before construction starts.
The more decisions that can be made early, the clearer the scope is and the easier it is to keep the budget under control.
Don’t Overlook Site, Design and Approval Costs
Not every project cost sits within the obvious building work. Depending on the project, there may also be costs for engineering, approvals, demolition, service connections, site access, drainage, retaining or other preparation work.
Make sure you understand which of these items are included in the price, which are allowances and which will be handled separately.
Renovations and Extensions Can Have More Unknowns
A new home gives you more opportunity to plan from the ground up, but site conditions can still affect the budget.
Renovations and extensions add another layer because we’re also working with an existing structure, and sometimes there are things you can’t fully see until work starts.
That might be something behind a wall, an issue with the existing structure or work completed years ago that isn’t quite what you’d expect.
It doesn’t mean renovation and extension budgets are impossible to manage.
It just means they need to be approached realistically.
The aim isn’t to scare people with worst-case scenarios. It’s to understand the existing home properly, work through the scope and have sensible conversations about where costs could change.

- But it shouldn’t be the only thing you use to choose who carries out your project
- Ask how the builder arrived at the price
- Look at what’s included
- Ask about allowances
- Talk about what happens if something needs to change
- And make sure you’re comfortable asking questions

A well-planned project starts with realistic expectations.
Understand the scope. Understand the allowances. Ask what’s included and what isn’t. Make as many decisions as you reasonably can before construction begins.
And choose a builder who’s prepared to have an honest conversation about the numbers from day one.
It won’t make every unexpected issue disappear.
But it gives you a much better chance of keeping the project, and your budget, on the right track.
